The Community Development Department is responsible for developing & implementing the Town of Summerdale’s Land Use Ordinance, Zoning Ordinances, and Building Ordinance.

We also have a Site Plan Review Committee who reviews all commercial developments, as well as 3 or more family dwellings. Please review the attached downloads on this page for details.

 

When scheduling a Pre-application meeting, use the following checklist:

1 – Project Name/Location – Have a definitive location for your proposed project.
2 – Know details about the development including number of units, wetland, flood information, etc.
3 – Be sure the proposed project location and proposed use meets the current Town regulations: Zoning, Subdivision Regulations, and Comprehensive Plan (FLU)
4 – Be sure the proposed project location and use meet County zoning if applicable.
5- Anticipate needs for water, sewer, stormwater, and transportation infrastructure.
6- Be sure all appropriate parties are notified of the proposed project.

Planning Commission

The Town of Summerdale Planning Commission consist of nine members that are volunteer citizens appointed by the Mayor and Council. The commission holds at least one meeting each month. The duty of the Commission is to make and adopt a master plan for physical development of the Town. The commission shall adopt regulations governing subdivision of land within its planning jurisdiction. They also review zoning cases and make recommendations to the Town Council.
The Planning Commission meets the 4th Monday of each month at 6:00PM, with Planning Commission workshop prior, at the Summerdale Municipal Complex. The Planning Commission holds their 5:00pm workshop prior to the 6:00 meeting.

You will need to submit ALL required items to the Community Development Department by the appropriate meeting deadline. Incomplete submittals will not be accepted for an agenda until all items are submitted. If the development property falls within the shared planning jurisdiction of Baldwin County and Summerdale, approval from Baldwin County Planning and where applicable, Baldwin County Hwy will be required prior to submittal to Summerdale.

Site Plan Review

The Town of Summerdale Site Plan Review process is required for all residential developments involving the construction of three (3) or more dwelling units and all commercial and industrial developments, a site plan must be reviewed and approved by a committee consisting of town staff/departments and approval by the Planning Commission prior to the issuance of a building permit.

Zoning Board of Adjustment

The Summerdale Zoning Board of Adjustment consists of five members with two supernumerary members. The Zoning Board hears appeals to consider granting variances or special exceptions to the Zoning Ordinance.
